Jim is the founder and CEO of Over Under Storage Partners LLC., doing business as Storage Caves a rapidly growing storage development company (2022- present). In 2019 Mr. Stepanian was a Co-Founder of Luxe locker storage, a Southwestern USA storage development company that pioneered the successful concept of “condo storage”. Mr Stepnian partnered with Desert Land Group to grow Luxe locker into a multi-million-dollar storage company. (2019-2022). In 2009, Mr. Stepanian founded and served as the CEO of Summerlin Asset Management LLC, which purchased and managed a portfolio of first trust deeds and other secured real estate notes. In addition, Mr. Stepanian Led Summerlin into the Senior Housing Market, successfully developing two senior living apartment campuses. During Mr. Stepanian’s early professional career, he spent 17 years in the telecommunications industry where he served as the CEO of Wholesale telecom Inc., a California public utility from 1992-2009.
Jim brings to Over Under Storage Partners a major degree of leadership experience in diverse fields. Jim's
expertise is corporate management, capital markets, team building, marketing & advertising, and building revenues and net operating income of small to mid-cap corporations.
Mr. Stepanian doubled majored in Business Management and Health & Human Services. In 2005, Mr. Stepanian graduated with a Bachelor of Science Degree from The University of Phoenix.
Daniel Higuera, an esteemed industry veteran with over 20 years of rich experience in the self-storage sector, has recently joined Storage Caves as the Chief Operating Officer (C.O.O.). In this pivotal role, Daniel is responsible for leading the company's day-to-day operations, leveraging his extensive background to drive strategic growth and operational excellence.
Daniel's professional journey began with StoragePRO in the Bay Area, where he played a significant role in building, developing, and managing over 100 assets valued at over $1 billion. He further enhanced his expertise at Storage Star, where he led the acquisition, development, and management of 43 sites across six states, including notable locations in Hilo, Hawaii, and Anchorage, Alaska. His entrepreneurial spirit and proven track record in generating revenue and maximizing profits have been pivotal in his success. His dedication to the industry is evident as he continues to invest in several self-storage sites.
Daniel's commitment to the industry is further demonstrated through his involvement in various associations. He served on the Board of Directors for the California Self Storage Association (CSSA) and the Texas Self Storage Association (TSSA). Daniel's educational background includes studying Real Estate at Monterey Peninsula College and attending Pacific Grove High School in Pacific Grove, California. He currently resides in San Antonio, Texas, with his wife and two daughters.
Thomas has been involved with the self-storage industry since 2000 and was the co-founder of Spaceage Storage in Atlanta, Ga. He served as the Executive Chairman and CEO from its formation through March 2009 where they developed seven properties within the Atlanta metro area. These properties were sold to Uncle Bob’ Storage in March of 2009.
During this time, he created “SAM” an automated rental kiosk which was utilized by multiple major self-storage providers from 2003 to 2007. In 2005, Tom bought Hi-Tech software and along with his partner Mike Richard redesigned the self-storage management software from a DOS based program to a fully integrated windows-based software with full automation and remote rental software. They continued to develop the software and sold it Extra Space in late 2015.
Outside of his direct involvement with storage development, management and management software experience, he also opened Omni Consulting Services, Inc. in 2000 as a fully integrated Design Firm specializing in QSR development and self-storage development. Corporate clients such as Arby’s, Chick fil A, Uncle Bob’s, Extra Space, Cube Smart along with multiple private clients have been Omni’s concentration over the past 23 years. We are a full-service design firm providing professional services from conception through construction.
Omni is licensed throughout the United States and is still successfully engaged in multiple projects with clients.
Ray good is a seasoned General Contractor at Valston. Valston is a comprehensive DEVELOP-DESIGN-Build general construction company specializing in self-storage, commercial retail, and multi-family/student housing. His extensive knowledge and experience help aid our company in site selection, permitting and site preparation, design assistance in planning and project budget management and building expertise in construction. From project conception to facility occupancy, Ray has proven to be the best choice for a full- service partner in construction projects in the Southeast USA.
Lawrence W. Horwitz is a founding partner of the Orange County, California law firm Horwitz & Cron, now Lockett + Horwitz (fka Horwitz + Armstrong), A Professional Law Corporation, practicing in general business and securities. From 1991 through 2001, Mr. Horwitz was a founding shareholder of the Irvine, California law firm Horwitz, Cutler & Beam, practicing in the areas of securities, general business practice, and business litigation.
Mr. Horwitz is a graduate of the University of California at Berkeley (B.S., Business Administration, 1981) and of Boalt Hall School of Law, University of California at Berkeley (J.D., 1984). While at Berkeley, Mr. Horwitz was honored by Phi Beta Kappa and Phi Delta Phi legal fraternity, where he was President in 1983, and was an Associate Editor of the International Tax and Business Lawyer.
Mr. Horwitz was admitted to the state bars of both Texas and California in 1984. Mr. Horwitz is admitted to the U.S. Federal District Court, Central District of California and the U.S. Court of Appeals, Ninth Circuit. From 1994-2001, Mr. Horwitz was a key participant in the formation and operation of two investment funds providing bridge financing for private and public companies. He currently serves as Company Counsel for Storage Caves.
